Who will our new neighbors be?

What Continuum’s and Shoma Bay’s websites say about their buyers, and what they don’t: the split between primary homes, second homes, and rentals is still unverified.
Keep reading ↓Continuum advertises 236 homes and Shoma Bay 333. Who will move in, how often they will be here and how the homes will be used remain unverified.
The honest answer: we don’t know the mix yet.
The official websites reviewed describe the homes and amenities. They do not establish the share of buyers planning a primary residence, a second home or a rental investment. We should not turn a sales pitch into a demographic conclusion.
Continuum currently describes 236 waterfront homes and penthouses. Shoma Bay describes 333 condominium units and offers marketing in English, Spanish and Portuguese. Those languages show how Shoma communicates; they do not tell us where buyers come from.
Four possibilities worth separating.
These are reporting questions, not measured buyer segments. A single home can also change use over time.
| Intended use | Useful local questions |
|---|---|
| Main residence | Everyday errands, parks, transport, services and neighborhood life. |
| Second residence | What changed while away, trusted local help and what to do on a return visit. |
| Long-term rental | Lease rules, property operations and the questions future tenants will ask. |
| Short stays | Whether this use is permitted at all. We have not verified building-specific permissions. |
What would make the answer credible?
A dated breakdown of contracted buyers from each sales team, with the sample and method explained. We would label intended use as a buyer’s stated plan, then revisit the picture as homes are occupied. Rental claims also need the current governing documents and applicable public rules.
Why this page is in English and Spanish.
Renters, owners, workers, and newcomers all need the same clear answers. That is why NBV Local publishes in English and Spanish.
