The closed restaurant and fenced waterfront lots are connected to Sunbeam’s approved redevelopment plan. Here is what the public records establish.

On September 29, 2025, the Village Commission approved Sunbeam’s amended and restated development agreement by a 5–0 vote. Resolution 2025-091 includes the folios for 1555 and 1601 Causeway. This is approval of the development agreement; it does not establish that demolition or construction has started on either site.
Which properties are we looking at?
1601 79th Street Causeway
Our August 15 photograph, its camera position and the county parcel location strongly match this restaurant property. Miami-Dade’s 2026 property records list Sunbeam 1601 79th Street LLC as owner of folio 23-3209-000-0040. The adjacent vacant parcel, 23-3209-000-0031, lists the same owner. The photo-to-parcel match is our interpretation; the recorded ownership comes from the county.

1555 North Bay Causeway
The fenced frontage in the photograph below is consistent with the area around 1555 and its neighboring lots. The county lists Sunbeam Television Corp as owner of folio 23-3209-000-0030 at 1555 North Bay Causeway. A visible fence does not establish an exact parcel boundary.
Miami-Dade: folio 23-3209-000-0030 ·

The Village’s December 8, 2021 Island Walk report also identifies 1555 and 1601 Kennedy Causeway as Sunbeam-Channel 7 properties. That is historical context, not a current progress report.
What the approval covers
The adopted resolution describes a mixed-use project with residential, office, commercial, hotel or lodging, and civic uses across ten identified parcels. It also confirms that the original Sunbeam zoning designation was adopted on October 11, 2022, and that the regulations were amended on September 29, 2025. Those records describe the larger project, not a promise that every use will appear on the restaurant lot.
What we still need to establish
We have not verified an issued demolition permit, a construction start date or an opening date for these photographed sites. Section 24 of the attached agreement allows the developer’s intended phasing timetable to change. A project approval and an actual construction schedule are different records.
Attached agreement: section 24, viewer page 40 / printed page 36 ·
The next useful records are the latest phasing timetable submitted to the Village and any site-specific demolition or building permits. We will date any update when those records are verified.
And the storage building?
The Public Storage property at 1550 Kennedy Causeway is recorded under BMS North Bay Village LLC. Its folio, 23-3209-010-0180, is not among the ten parcels listed in this Sunbeam resolution.

Sources, dates and method
NBV Local checked the linked records on September 11, 2026. “Verified” describes our check against a named source, not an endorsement by the Village or the property owner. Our photographs were captured August 15, 2026; their original GPS positions locate the camera, not surveyed boundaries.
